Access Card Tenancy Clauses
- Access to the premises is by Electronic Key (also known as Access Card), which controls the secure triple lock.
- The key is activated when the rent is in credit. If the rent goes into arrear, the key is automatically inactivated.
- Rent is payable one month in advance. To avoid accidentally falling into arrear, the tenant is advised to lodge additional funds to maintain a float, so that the account remains in credit whenever there is a delay in crediting the rent when due.
- A lost key will be inactivated when the loss is reported. A new key can then be issued and activated.
- An additional active key can be issued when requested by the tenant.
- Rent is paid by electronic transfer of funds. The landlord's computer is automatically notified whenever the rent account is in deficit, and thereupon automatically inactivates all the tenants' electronic keys to the premises.
- An online camera on the premises periodically relays images of the premises to the landlord's computer. When damage has occurred or waste accumulated, and has not been reported by the tenant within a notifying period, a fine can be imposed. The tenant is provided an opportunity of lodging the amount of the fine to the Rent Account before the amount of the fine is debited from the account.
